Seller? Do you mean buyer seems sketchy?
CAUTION - a cashier's check is not fine, anyone with a computer and a printer can print a check.
I think she knew the bank was closed, and showing you the cash makes you say OK, this person is fine they have money.
What state are you in? I understand a buyer might want some proof of payment, but that is what the bill of sale is for, do a search for one, or your DMV web site. And that is what a title is for proof of ownership.
So if a buyer has a signed /notarized if needed/ title and a bill of sale that lists your name and address, that is all the proof needed.
And some CL buyers are concerned about fake sellers who rob them, hey buyer bring 4000 cash and meet me at location X, then rob the person.
But that is not the case since she showed you the cash.
Tell her you can meet at the bank, ask if she has an account there, you give her the bill of sale, she pays you, then you sign over the title.
Also call her and say I need to know you exact name on your DL, and that you will NOT give her a blank title, and that you will need to see her DL to verify her identity.
If she balks then move on to another buyer
You could take a cashiers check if you see her buy it from the bank teller, but I don't know can she then put a stop on it, or say it was stolen and put a hold on it. I have no idea.
Just get cash.
